French Bay Family Housing is a 2 building, 24 unit, 2 story apartment complex located on beautiful Strawberry Lane in Clayton, New York. Our complex is designed for applicants who meet our eligibility and income criteria.
Presently, our income limits are as follows:
- $38,850 for 1 person
- $44,400 for 2 people
- $49,950 for 3 people
- $55,550 for 4 people

Rents are figured at 30% of your adjusted monthly income.
Incomes include: Gross Social Security, SSI, Pensions, Income from Assets, Rental Income, VA Pensions, Wages, Child Support, Alimony, Worker’s Compensation, Disability, etc.
Income from Assets include: Interest or Dividends earned from a Checking or Savings Account, CD’s, IRA’s, Stocks & Bonds, Credit Union Accounts and Real Estate.
Medical Expenses are calculated as a credit when an applicant is 62 years of age or older OR disabled regardless of age. Eligible expenses are: Health Insurance Premiums, any outstanding medical bills that you are currently making payments on and prescription or doctor bills that are not reimbursed by insurance or any other agency.
Child credits are given for children in the household who are under 18 years of age OR children who are dependents of the tenant or co-tenant that are registered as full time students.
Although utilities are not included with rent, we do award a utility allowance, which is credited when rent is calculated.
